Stylish one bedroom apartment 45mq with private garden in an elegant context. The flat is located inside the wonderful Villa Maderni in the Spina Verde Park area. Guests have at their disposal a large garden with panoramic infinity pool, tennis court, barbecue, picnic area, playground and private parking space.
The centre of Como can be reached in about 10 minutes by car. The main services are about 5 minutes' drive away.
The swimming pool is for the free use of guests. For use of the tennis court and barbecue, reservations must be made with the concierge.
The pool is open from April to October, from 8 a.m. to 8 p.m.
The flat on the ground floor is organised as follows
- LIVING ROOM with KITCHEN CORNER (with two-burner induction hob, oven, coffee maker, fridge, freezer), dining table, sofa, Smart TV, access to the panoramic garden.
- BEDROOM with double bed, shelf, air conditioning, garden view.
- COMPLETE BATHROOM with shower, toilet, bidet, washbasin.
- PRIVATE GARDEN with dining table for 4 people and sofa.
FURTHER SERVICES AT GUESTS' DISPOSAL: unlimited wifi, air conditioning, independent heating, washing machine, dryer, iron and ironing board and hairdryer.
The house is entirely at the guests' disposal.
The communal garden, swimming pool, barbecue, playground and tennis court are shared with the other tenants and guests of the villa.
To ensure the security of your personal data, 7 days before your arrival you will receive instructions to register your documents via our Guest Portal. The payment of the tourist tax is required for the first 4 days. The amount is 3 Euros per day per person. Disabled people are exempt.
We need such procedure to verify your ids and docs and in order to send info to the police service "Alloggiati Web" which is Italian procedure to host guest in italy.

Switching on and off air conditioning and heating is subject to compliance with current Italian legislation (DPR 16/04/2013 n.74, DM 383 - 6/10/2022).
Summer: the average air temperature must not get below 26°C (78,8 °F) for all kinds of buildings
Winter: the weighted average of the air temperatures must not exceed 19°C (66,2 °F). Time and period of operation depend on the climatic zone defined by the standard.
Como Climatic Zone E: 14 hours a day from October 15th to April 15th.

Attention: for an easier and faster communication with the host it is highly recommendend to contact him via sms or whats app and not by phone calls.
It is recommended to arrive by car as the area is not served by public transport. In high season it may be difficult to find available taxis. The nearest bus stop is about 2 km away, the Como San Giovanni station is 7.4 km away.
